Office and mall carpark lighting bands

Office about 15% and mall about 5% are lighting-related public bands for Klang Valley buildings, not whole-building guarantees. Estimate only, not a quotation.

Updated

Commercial office carparks in the Klang Valley use a public band of up to about 15% of lighting-related electricity. Shopping malls use up to about 5%. Neither figure is a cut to the whole building invoice, and neither one borrows the condo band of about 20%.

Why is the office band not the condo band?

A typical residential condo and a commercial office do not empty out the same way. Office decks often peak on weekdays and still sit at full output on quieter nights if the only control is a timer. The public estimate for that lighting-related slice is up to about 15%. It is not 15% off the whole office invoice, not VGPA, and not a quotation.

Using the condo 20% line on an office slide is the wrong building type. The condo reading, and the reason it stays on the lighting slice only, is condo carpark electricity for JMB / MC.

Why is the mall band only about 5%?

Mall carparks often stay in use later. Shoppers, cleaning, and security keep more of the deck occupied after a condo would have gone quiet. Occupancy-aware dimming still helps aisles that are actually empty. It does not turn a mall into a condo story, and it does not justify writing 20% because the carpark looks large.

Up to about 5% is the lighting-related public band. Estimate only. A site survey is required before it is a proposal for that mall.

What about a mixed-use podium?

A podium that serves homes, offices, and shops is not one row in the table. The public bands are for a typical building of one type. A mixed deck needs the site, not an average of 20, 15, and 5. Industrial buildings stay estimate on request. This page does not give them a percentage.

How do you stop a podium using the wrong row?

Name the account you are talking about before you name the band. A residential tower above a mall is not “the condo band for the whole address”. The homes and the mall do not empty together. If you only have one common-area bill for both, say that, and do not pick 20% because the letterhead is the condo. The survey has to see which fittings serve which use.

The same caution applies to an office that keeps a public carpark open for a mall next door in the evening. Later use is why the mall band is the low one. Borrowing the office 15% for a deck that is still receiving shoppers overstates the empty hours.

What does “up to about” stop you writing?

It stops a single point estimate. About 15% is not “15.0% of this office”. About 5% is not a promise that a quiet mall wing will stay at 5% while the rest of the building is busy. If a proposal prints a sharper figure, that figure has to come from the site, and it still has to say lighting-related. Sharpness is not proof.

What still has to be true on an office or mall deck?

Full output overnight, where the deck is actually empty, is the same kind of waste described in overnight carpark lighting wastage. A timer that drops a whole zone together is still not the same as dimming one empty aisle. That difference is sensors, timers, or an LED retrofit.

What this page does not say

  • About 15% and about 5% are not cuts to the whole building invoice.
  • A mall does not inherit the condo band because the carpark looks large.
  • Industrial stays estimate on request. This page does not give it a percentage.

Questions committees ask

Why is the mall band only about 5%?
Mall carparks often stay in use later for shoppers, cleaning, and security. Occupancy-aware dimming still helps empty aisles, but the lighting-related public band is up to about 5% — estimate only.
What is the office carpark band?
Commercial office is up to about 15% energy on the lighting-related slice. It is not 15% off the whole building invoice, not VGPA, and not a quotation.
Can an office use the condo 20% band?
No. The public condo band is for a typical residential condo. An office uses the office band, and only as a lighting-related estimate until a site survey.
