Occupancy-aware carpark lighting
Lights dim when a bay is empty, instead of staying bright for 24 hours.
For condo JMB and MC committees in Klang Valley (Kuala Lumpur and Selangor). Distributor of Anyi Smart. This is an assessment, not a quotation.
How occupancy dimming works
Covered carparks often stay fully lit through the day and overnight, even when the aisles are empty. The lighting load keeps running. Occupancy-aware fittings hold a usable baseline and brighten when someone is there. The fitting stays on at a lower output when the bay is empty. It is not an off switch, and it is not a dark deck.
We distribute Anyi Smart. Their fittings use a chipset, Bluetooth mesh, and a gateway so the lights can dim together when they are not needed, and rise when people or cars are there. We bring that to buildings in Kuala Lumpur and Selangor. The change is on the lighting load only. Lifts, pumps, and other common-area loads stay outside it.
An LED retrofit can lower the watts of a fitting that still runs at full output all night. A timer moves a whole group on the clock. An empty aisle in that group stays with the busy one. Neither one, by itself, answers a single empty bay. The three jobs are separated in sensors, timers, or an LED retrofit. Whether a dimmed aisle is still usable is in does dimming leave the carpark dark.
Public bands are lighting-related only, and they are an estimate, not a quotation. Condo up to about 20%. Office about 15%. Mall about 5%. Industrial is on request after a site survey. None of those is a cut to the whole TNB bill. The condo reading is condo carpark electricity for JMB / MC. Overnight full output is overnight carpark lighting wastage.
What the assessment and site survey involve
The assessment on this site is two steps, then a person replies from info@carparklight.com, within 1–2 business days when we can. There is no committee login, no calendar widget, and no WhatsApp button. This site does not list a shopfront street address.
The first page asks whether the building has seen the usual three: pressure on the electricity bill, extra lamp buying and patrols, and dark pockets from grouping or timers. You continue. You do not send contact details yet. The two RM figures on that page are an illustration. They are not a named customer and not your building unless the numbers happen to match.
The second page asks for a preference, Option A or Option B, then your name, role, building, email, and a WhatsApp number. A recent bill figure, an approximate light count, a preferred visit date, and a note are there if you have them. A preferred date is not a booked slot. If you only have a bay count, send it. We will not invent a monthly RM line from bay count alone.
Sending the form is not a quotation. The reply can ask for a clearer figure or a walk through the deck. A site survey is required before any number is a proposal. What to gather first is what a JMB should bring to an assessment. The sequence of the form is how a Carpark Light assessment works.
If you already have a recent RM figure, the bill sense-check applies a public band only when you say the RM is lighting-related. A whole common-area total is not given that percentage. The sense-check is not a site survey and not a quotation.
Option A and Option B
Pick one as a preference. We do not guarantee bill cuts, darkness fixes, or profit. A site survey is still required.
Option A — Invest in Smart Parking Lights
The committee pays for the kit. We will not promise a saving or a profit on the form.
Option B — Outsource lights to us
We look after the lights. It is still an assessment — not a contract and not a guaranteed monthly result.
Not sure yet is a choice on the contact form. The same reply address applies. Nothing here is VGPA or a guaranteed monthly profit.

Carpark Light is a distributor of Anyi Smart. The lines below are Anyi Smart’s published POC and monitored savings for named sites. They are not the public bands on this site, and they are not a quotation for your building.
- The Arcuz. Anyi Smart’s case studies page says: “According to 2025 energy audits, The Arcuz achieved a 76% reduction in lighting energy waste within 30 days of deploying Anyi Smart's 5.8GHz AIoT radar system.” Case studies.
- Stella Suite. The same page says: “Post-retrofit data from Stella Suite demonstrates a 96% reduction in energy consumption during unoccupied hours.” Case studies.
- SME ESG Challenge. Anyi Smart publishes that it was a Top 3 winner in the SME ESG Challenge co-organized by SME Corp Malaysia and the UN Global Compact Network Malaysia & Brunei. That is a public programme result. It is not a green-building certificate for a condo, and it is not a savings figure. SME ESG Challenge note.
Questions committees ask
- Do the lights turn off when a bay is empty?
- No. The intent is a usable baseline, not a dark deck. Output drops when people or cars are not there, and it lifts when they are. It is not the same as switching the aisle off. A dimmed fitting is still on at a lower output.
- What lets the fittings dim together?
- Carpark Light distributes Anyi Smart. Those fittings use a chipset, Bluetooth mesh, and a gateway so the lights can dim together when a bay or aisle is not in use, and rise when people or cars are there. The change is on the lighting load. Lifts and pumps on the same common-area bill are untouched.
- What is the difference between Option A and Option B?
- Option A: the committee pays for the kit. We will not promise a saving or a profit on the form. Option B: we look after the lights. It is still an assessment — not a contract, and not a guaranteed monthly result. A preference is not a contract.
- Does sending the form book a site survey?
- No. A preferred visit date is a preference only. We reply from info@carparklight.com within 1–2 business days when we can. The reply can ask for a clearer figure or a walk through the deck. A site survey is required before any number is a proposal. Sending the form is not a quotation.
- Are the Arcuz and Stella Suite figures the condo 20% band?
- No. The public condo band is up to about 20% of lighting-related electricity. Office is about 15%. Mall is about 5%. Industrial is an estimate on request after a site survey. The Arcuz and Stella Suite figures are Anyi Smart’s published monitored results for those sites. They are not a quotation for your building, and they are not 20% off the whole TNB bill.
A preferred visit date on the form is not a booked slot.
