What a JMB should bring to an assessment
Building name, a contact, and either a recent lighting or common-area figure or a bay count. No RM line is invented from bay count alone. Site survey required.
Updated
Send the building name, a person we can reply to, and either a recent lighting or common-area RM figure or a bay count. That is enough to start a Carpark Light assessment. Bay count alone does not produce an RM savings line. The form is not a quotation and not a booked visit.
What should be in the form?
- Building name, and whether it is a condo, office, mall, or other.
- A contact: name, role, and email. WhatsApp only if you already use it. There is no WhatsApp button on the site.
- A recent lighting figure or a common-area figure, if you have one. The month is enough. We do not need a scanned novel.
- Bay count if you do not have a figure. Say so. We will not invent the RM line.
- A preferred site-visit date, as a preference. It does not hold a slot.
Who is allowed to be that contact is in who should send the assessment. A committee member, a property manager, or building finance can all send it.
What is a figure allowed to mean?
A recent RM amount is a sense-check. We can set it next to the public band for that building type: about 20% condo, 15% office, 5% mall, on lighting-related electricity only. The result is still an estimate. It becomes a proposal only after a site survey. How not to misread the invoice is how to read a common-area electricity bill.
If the only number you have is the whole common-area bill, send it with that label. Do not divide it by five and call the result lighting. We would rather see a clearly labelled total than a guessed split.
What you do not need before you write
- A committee login. There is not one.
- A shopfront appointment. This site has no street address.
- A finished AGM paper. The form is earlier than that.
- A lux reading. We do not publish a lux pass mark here, and you do not need one to send the form.
- Three contractor quotes. Those answer a different question from “what is the lighting load doing overnight”.
What should you write next to the number?
Label the figure in the same sentence as the amount. “Common-area total, March, about RM …” is useful. “Lighting, March, about RM …” is useful if you really mean lighting. “The bill” is not a label. A bay count should say “bays, not RM”. We will not convert bays into a monthly saving on this website.
If you have both a total and a lighting sub-figure, send both and say which is which. Do not subtract them yourself and call the remainder pumps. The point of the form is to stop that guess, not to reward it.
What makes the reply slower or less useful?
- No building name, or a name that could be two blocks in the same development.
- A role with no email, so we cannot reply from info@carparklight.com.
- A percentage the committee already wants written down, with no figure and no deck description behind it.
- A preferred date written as if the slot were already held.
None of those block you from sending what you do have. They do change how precise the first reply can be. The first reply is still not a quotation.
What happens after you send it?
The two steps, and what the reply is allowed to mean, are in how a Carpark Light assessment works. We reply from info@carparklight.com. The bands themselves are in condo carpark electricity for JMB / MC. Estimate only. Site survey required.
What this page does not say
- Sending the form is not a quotation and not a booked site visit.
- Bay count alone does not produce an RM savings line on this site.
- A preferred date is a preference. It does not hold a slot.
Questions committees ask
- What if the committee only knows the bay count?
- Send the assessment anyway. We will not invent a monthly RM savings figure from bay count alone. A lighting-related estimate still needs a site survey.
- Does a recent TNB bill become a quotation?
- No. A recent lighting or common-area RM figure is a sense-check only. The public bands are not a proposal for your building until we have seen the site.
- Who can send the form?
- A JMB or MC committee member, a property manager, or building finance. There is no committee login. We reply from info@carparklight.com.
