AGM paper for condo carpark lighting

What a committee can put in an AGM note about carpark lighting, and what must stay out until a site survey. Not a resolution and not legal advice.

Updated

An AGM note on carpark lighting can describe the deck, name the public lighting-related band for that building type, and say a site survey is still required. It cannot promise a percentage off the whole bill. This page is not legal advice and not a resolution to paste into the meeting.

What can the paper include?

  • Which decks are basement or covered, and which are open. Those are not one pattern.
  • Whether the lights are grouped, on a timer, or already replaced with LED that still runs at full output.
  • The public band for the building type, written as lighting-related and estimate only: about 20% condo, 15% office, 5% mall.
  • A line that lifts, pumps, and tariff sit outside that band. How to say that without inventing a split is in how to read a common-area electricity bill.
  • That any proposal waits on a site survey, and that a preferred date on our form is not a booked visit.

What has to stay out?

  • “20% off the TNB bill”, or any whole-invoice percentage.
  • VGPA, or a guaranteed monthly return.
  • Another building’s RM, or a customer we have not named.
  • An ESG certificate, carbon inventory, or green-building score. What an ESG note can still say is in ESG and carpark lighting.
  • A resolution that pretends this website is the meeting’s legal wording. Your JMB or MC and its own adviser own the meeting rules.

How should the percentage be written?

If the building is a typical residential condo, the sentence that matches this site is: up to about 20% of lighting-related electricity, estimate only, not a quotation, site survey required. The same sentence with 15% is the office band. With 5% it is the mall band. The condo explanation is condo carpark electricity for JMB / MC.

Do not drop “lighting-related” to make the line shorter. That is the word that stops the claim becoming the whole invoice.

What does a careful paragraph look like?

One paragraph is enough. Name the building type. Say the lights on the covered deck stay at full output when rows are empty. Say the public band for a typical condo is up to about 20% of lighting-related electricity, estimate only, not a quotation, and not a share of the whole common-area bill. Say the committee has not treated that band as this building’s result, because a site survey has not been done. Stop there.

If the building is an office, use about 15%. If it is a mall, use about 5%, and say why the band is lower: the deck stays in use later for shoppers, cleaning, and security. Do not average the three “to be safe”. An average looks moderate and is the wrong building.

What should the vote actually decide?

If a vote is needed at this stage, it is a vote to seek a survey or to spend, not a vote that a percentage has already been achieved. The resolution text is for your adviser. This page will not draft it. A resolution that “approves a 20% saving” has approved a sentence this site says not to use.

What is still the committee’s decision?

Whether to survey, whether to spend, and how to table it. Carpark Light can assess occupancy-aware lighting for buildings in the Klang Valley. We distribute Anyi Smart. We do not chair the meeting and we do not publish a shopfront street address. Write to info@carparklight.com.

What this page does not say

  • This is not legal advice and not a resolution you can paste into a meeting.
  • The public bands are not an AGM savings guarantee.
  • Do not put a whole-building percentage, VGPA, or an invented customer on the slide.

Questions committees ask

Can a JMB put ~20% in the AGM pack?
Only as the public lighting-related band for a typical condo, with the words estimate only and site survey required. Do not write it as 20% off the whole common-area bill or as a guaranteed saving for your building.
What should the paper say the committee still needs?
A site survey before any number is a proposal, a contact who can walk the deck, and a clear line that lifts, pumps, and other loads are outside the lighting band.
Is this page the meeting resolution?
No. Meeting rules sit with the JMB or MC and its own adviser. This note only says which lighting claims are safe to repeat and which are not.
