ESG and carpark lighting in the Klang Valley
What occupancy-aware carpark lighting can and cannot mean for a condo ESG note. Less wasted overnight lighting energy is not a certified ESG report.
Updated
Occupancy-aware carpark lighting can support a Saving & ESG note because empty Klang Valley aisles dim instead of running at full output all night. That is a lighting behaviour. It is not a certified ESG report, a carbon inventory, or a green-building certificate.
What can a committee honestly say?
After a site survey, a committee can describe lighting-related energy and overnight wastage in plain words: fittings no longer stay at full output when the bay is empty. They can point at the public bands only as bands. Condo up to about 20%, office about 15%, mall about 5%, each on the lighting-related slice, estimate only, not a quotation.
The same sentence cannot be stretched into a whole-building key performance indicator. Lifts, pumps, and tariff sit on the common-area bill and are outside the lighting band. How that bill is mixed is in condo carpark electricity for JMB / MC.
What does not belong on an ESG slide?
- A guaranteed cut to the whole TNB invoice.
- VGPA, or any payback written as a promise.
- An invented customer, or another building’s RM used as yours.
- A carbon inventory or a green-building score that nobody has actually prepared.
- The practice line “Saving & ESG” written as if it were an accreditation. It is the practice name.
What can go in the AGM pack?
A short note can say what the committee has seen on the deck, which band applies to the building type, and that a survey is still required before a number is a proposal. Wording that is safe to repeat, and wording that is not, is in what belongs in an AGM paper. This page is not that paper and not legal advice.
What can a one-line ESG note say?
It can say the committee is looking at carpark fittings that stay at full output when aisles are empty, and that any later figure will be lighting-related and estimated only after a survey. It can use the practice name Saving & ESG as a description of that behaviour. It cannot say the building is now “ESG compliant”, because this work does not issue that status.
If a slide needs a number, the only numbers this site will lend you are the public bands, with the building type named and the lighting-related limit written in the same line. A slide that shows 20% in large type and the limit in a footnote has hidden the limit. Put the limit in the same sentence as the percentage.
Where does overnight waste fit?
The ESG point, if there is one, is the empty hours: covered decks that stay fully lit when almost no car is moving. That pattern is described in overnight carpark lighting wastage. Less wasted lighting energy is still lighting energy. It does not certify the building.

What this page does not say
- Dimming empty aisles is not a certified ESG report, carbon inventory, or green-building certificate.
- The public bands are not an ESG key performance indicator for the whole building.
- Saving & ESG is the practice name. It is not an accreditation.
Questions committees ask
- Does smarter carpark lighting count as ESG?
- It can support a Saving & ESG practice: lights dim when they are not needed instead of running 24 hours. It is not by itself a certified ESG report, carbon inventory, or green-building certificate.
- Can a JMB put a kWh saving into an AGM ESG slide?
- Only after a site survey and an estimate they accept as lighting-related. Do not treat the public condo ~20% band as a whole-building or guaranteed ESG measure.
- What sentence is safe to repeat?
- Empty carpark aisles can be dimmed instead of held at full output overnight. Any percentage is lighting-related, estimate only, and not a quotation.
